Terms of Service

1. Acceptance of terms

By creating an account or using EstateReels (estatereels.ae), you agree to these Terms of Service. If you do not agree, do not use the service.

2. Description of service

EstateReels generates short-form vertical video content from property listing data you submit — either a listing URL from a supported portal (Property Finder, Bayut, Dubizzle), an uploaded brochure/PDF, or manually entered details. Videos are assembled from your listing photos and text using templated compositions and, in some cases, AI-generated elements.

3. Credit-based billing

Access to rendering is metered using credits, purchased in packs, as described on our pricing page. Credits are non-refundable once consumed by a completed render. Credits consumed by a render that fails due to a fault on our side are automatically refunded to your account balance. Credits have no cash value and cannot be exchanged for currency. Payments are processed by Stripe. See our Refund Policy for full terms. Credits earned through our Referral Program, or granted by a promotional or partner code, are subject to these same terms — they have no cash value, cannot be exchanged for currency, and are non-transferable to another account or person.

4. Account responsibilities

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. Notify us promptly of any unauthorized use.

5. Acceptable use

You agree not to:

• Abuse, circumvent, or excessively scrape the service or its rate limits
• Resell, sublicense, or share account access with parties outside your brokerage
• Submit listing content you do not have the right to use
• Use generated videos to misrepresent a property or its price
• Obtain or attempt to obtain a Referral Program reward, or any promotional or partner code reward, through self-referral, duplicate or fake accounts, or other fraudulent means

We may void, reverse, or reclaim any credit obtained in violation of this section, including a referral reward obtained via self-referral or a fraudulent signup.

6. Intellectual property

You retain all rights to the listing content (photos, text, pricing) you submit and the videos we generate for you. By submitting content or using the Service, you grant EstateReels a worldwide, non-exclusive, royalty-free license to process, cache, host, reproduce, and incorporate that content into the videos you request, and to use it for operating and improving the Service — including quality assurance, troubleshooting, and training or evaluating the AI models, templates, and systems we use. We may also use submitted content and video output in aggregated, anonymized, or de-identified form — where it no longer identifies you, your agency, or the specific listing — for any purpose, including our own marketing, without further consent. Featuring your finished video in an identifiable form in our marketing is addressed separately in §7, which governs that specific use. EstateReels and its licensors retain all rights to the platform itself — templates, compositions, branding, and underlying software.

7. Featuring your videos in our marketing

We will not use your video in our own marketing unless you opt in for that specific order. This choice is off by default, made per order, and may be changed at any time before we first use that video, after which it becomes permanent for that video only and does not affect any other order. Opting in grants us a license to display and promote that video for these purposes; it does not affect your rights in the video or require any additional fee.

8. AI-generated content disclaimer

Videos produced by EstateReels may include AI-generated or AI-assisted elements. You are solely responsible for reviewing all output before publication, including verifying that property details, pricing, and claims are accurate, and for complying with any advertising rules of the portal, regulator, or platform where you publish — including any requirement to disclose that imagery or footage has been AI-generated, AI-enhanced, or virtually staged. We are not liable for inaccuracies or non-disclosure in content published without review.

9. Third-party portal terms

You remain responsible for complying with the terms of service of any portal from which you submit a listing URL. Use of EstateReels does not grant additional rights over content hosted by third-party portals.

10. Copyright and other intellectual property infringement claims

You may only submit listing content — photographs, brochures, floor plans, or other material — that you own or have the right to use. If you believe content on EstateReels infringes your copyright or other intellectual property rights, send a notice to support@estatereels.ae identifying (a) the material you believe is infringing and its location on the Service, (b) the right you hold and a good-faith statement that use of the material is unauthorized, and (c) your contact details. We will review notices in good faith and may remove or restrict access to the reported content while we investigate. A user whose content is removed may submit a counter-notice with their contact details and a statement that the removal was mistaken; we will forward it to the original complainant. This process is offered as a fast, practical route to resolving disputes and does not limit either party's right to pursue remedies under UAE Federal Decree-Law No. 38 of 2021 on Copyright and Neighboring Rights, or any other applicable law.

11. Disclaimers and limitation of liability

No warranty. The Service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or secure, or that any video output will meet your expectations.

AI-generated content. As described in §8, you are solely responsible for reviewing AI-generated or AI-assisted content before publication. We disclaim liability for inaccuracies published without review.

Limitation of liability. To the maximum extent permitted by law, we are not liable for indirect, incidental, special, or consequential damages, including lost profits, lost data, or reputational harm. Our aggregate liability arising out of or relating to these Terms will not exceed the amount you paid us in the twelve (12) months preceding the claim.

Indemnification. You agree to indemnify and hold us harmless from claims arising out of your use of the Service, your breach of these Terms, or content you submit that infringes a third party's rights.

Inadvertent use or disclosure. Notwithstanding §7, if your video or submitted content is used, displayed, or disclosed by us unintentionally as a result of a technical or human error, this does not constitute a breach of §7. We will act promptly to remove or correct it upon notice, and our liability for any such error is limited as set out in this section.

12. Termination

We may suspend or terminate accounts that violate these Terms, with notice where practicable, or immediately for serious violations, including fraud, abuse of the Service, or non-payment. You may terminate your account at any time; any active subscription, including its credit grant, remains in effect until the end of the current billing period, consistent with our Refund Policy. Following termination, your data is handled in accordance with the retention terms in our Privacy Policy. Provisions that by their nature survive termination, including intellectual property, limitation of liability, and governing law, continue to apply.

13. Changes to these Terms

We may update these Terms at any time. Material changes will be reflected in the "last updated" date above. Continued use of the Service after a change takes effect constitutes acceptance of the revised Terms.

14. Dispute resolution

The parties will attempt to resolve any dispute informally first; contact us via the contact page. If a dispute is not resolved informally within thirty (30) days, it will be referred to and finally resolved by arbitration under the Arbitration Rules of the Dubai International Arbitration Centre (DIAC), by a single arbitrator appointed in accordance with those rules. The seat of arbitration is Dubai, United Arab Emirates, and the language of arbitration is English. Nothing in this section prevents either party from seeking interim or injunctive relief from the competent courts of the United Arab Emirates where necessary to protect its rights pending the outcome of arbitration.

15. Governing law

These Terms are governed by the laws of the United Arab Emirates, without regard to conflict-of-law principles.
